Terms of Service

Ishi and Ki is a United States-based digital property liaison platform (“the Platform”). We provide international clients (“the Client”) with property curation, data translation, visual reports, and local coordination.

The Liaison: On-the-ground services (site visits, audits) are performed by independent regional specialists.

Professional Boundaries: Ishi and Ki is NOT a licensed real estate brokerage, law firm, or structural engineering firm. We do not represent sellers, negotiate legal contracts, or provide structural certifications.

Curation Only: The Platform provides translated summaries of property listings sourced from third-party Japanese databases (e.g., Suumo, AtHome).

Source Attribution: All curated listings will include a link to the primary Japanese source. The Client acknowledges that these third-party listings are for referential purposes only.

Translation Disclaimer: While we strive for accuracy, Japanese real estate terminology is complex. In the event of a discrepancy between the Platform’s translation and the original Japanese listing, the original Japanese listing shall prevail. The Client is responsible for verifying all technical details with a licensed Japanese Real Estate Agent (Takken).

Visual Observations: All “Liaison Insights,” photos, and videos provided by the Liaison are based on visual, non-invasive observations.

Limited Scope: These reports do not constitute a professional home inspection or land survey. We are not liable for hidden defects, zoning changes, or environmental factors not visible at the time of the visit.

Decision-Making: The Client agrees that any final purchase decision is based on their own due diligence and the advice of licensed 3rd-party professionals in Japan.

Currency & Jurisdiction: Ishi and Ki is a US entity. All transactions are processed in United States Dollars (USD).

No Refunding: Fees for Stage 1, 2, or 3 are non-refundable once the Liaison has commenced work or traveled to a site.

Exchange Rates: Any JPY figures provided in reports are for reference only. The USD amount invoiced by the Platform is the final binding price.

The Vault: Access to the “Client Vault” is provided via a private access code. The Client may not share this code or republish the Platform’s proprietary reports without written consent.

Ownership: All photos and videos captured by the Liaison remain the property of Ishi and Ki.

To the maximum extent permitted by law, the total liability of Ishi and Ki for any claim arising out of our services shall be limited to the total amount paid by the Client for the specific service stage in question.

These Terms shall be governed by the laws of the State of Georgia, United States. Any disputes shall be settled via binding arbitration in the US.
